AI marketing for signing agents
Signing services take a cut and decide who gets the work, and direct escrow relationships pay considerably more. Flo builds the visibility that gets you hired directly.
Every signing agent knows the direct work pays better and almost none of them are findable by the people who assign it.
Direct work, made findable.
The signing service takes its cut
They assign the work, they set the fee, and they can stop calling. Escrow officers and title companies hire directly at meaningfully better rates, and they look for people they can find and have heard of.
Fees Set By Someone Else
Work assigned through intermediaries who take a share.
Invisible To Direct Hirers
Escrow officers who would hire you and cannot find you.
Remote Notarization
Simple signings moving online in most states.
Unpredictable Volume

What MoFlo accounts in other industries have measured
Other professional services firms we set up differently
A retail chain and a document service center run different setups, so they do not get this page.
Marketing by company size
The same platform, framed by how many people bill, not by what you advise on.
You have questions. We have answers.
The five that come up before a signing agent signs.
How do I get direct work?
By being findable and specific. Escrow officers hire agents they can verify, so publishing your coverage area, credentials, insurance and availability is most of what they need, and almost no agent has any of it online.
Signing services keep me busy enough.
At their rate, and only while they keep calling. Direct relationships pay better and are yours, which matters a great deal the month a signing service changes its panel.
Is remote notarization going to end this?
Not entirely. Five states do not permit it at all, and even elsewhere complex closings, reluctant borrowers and documents requiring witnesses still need somebody at the table.
Borrowers ask me what clauses mean.
Which is exactly the line you cannot cross. Publishing what you can and cannot explain is worth doing, because it protects you and because escrow officers notice an agent who understands the boundary.
What does it cost working alone?
MoMail is $79/mo and MoReviews $99/mo. MoSocial and MoBlogs are $149/mo each, and everything together is $299/mo, no contract and no setup fee. The free week runs on the signings already booked this week.
