AI marketing for vacation rentals and STR hosts
A guest who loved your rental last summer will book it again, if they can find it off the platform. Flo builds the direct relationship the listing sites do not want you to have, inside the local rules on licenses and fees.
Short-term rentals sell a home, not a room. Repeat guests and a direct booking site give hosts a way to reach guests outside platform fees and platform rankings.
Written for the repeat guest.
Which kind of rental business are you?
A vacation rental brand managing homes in several markets, a local STR management company and a host renting their own property all live on repeat guests and good reviews. Pick yours.
Vacation rental use cases
Four jobs the platform runs on a rental account, most of them about guests who have already stayed.
Book Direct Next Year
A note to past guests with your own booking link.
The Local Guide
Restaurants, activities and the house manual, written once.
License Numbers In Ads
Permit numbers shown where local rules require them.
Cleaning Fees In The Total
Prices that include mandatory fees, as the FTC rule requires.
Other travel and hospitality businesses we set up differently
Vacation rentals sit next to the other places guests book a stay.
Marketing by company size
The same platform, framed by how many properties, vehicles or venues you run, not by what guests come for.
You have questions. We have answers.
What comes up on the first call with a rental host or manager.
Do cleaning fees have to be in the price?
Yes. The FTC rule on unfair or deceptive fees covers short-term and vacation rentals, and the FTC's own example says a mandatory cleaning fee must be included in the total price.
Do we have to show a license number in ads?
In many places, yes. Unincorporated Clark County requires a valid business license number in rental ads, and Arizona lets cities require the permit number on each advertisement.
How do we get guests to book direct?
Give them a reason and a link. A welcome book with your site, a thank-you note after checkout and a returning-guest rate give guests a direct way to book again.
What content works for rentals?
The home, the neighborhood and the experience. Guests want to picture the trip before they book.
